Why I Chose Listed Realty

Callum GardnerWhen I became a licensed real estate agent I preferred to find a brokerage that had progressive ideas. Since I came from a real estate photography and videography background, I was contacted by a number of larger brokerages that asked me to join their firms. I did go and speak with a few of them, and as excellent as they all sounded, the one thing that struck me was that all of them were was saying the same thing (but using different words). Each broker that I spoke to said they were different from their competitors but no one could tell me anything specific that made them different , other than their name, or that they were either part of a large franchise or they were a small independent boutique agency (both of which have pros and cons). When it came down to the services that were on offer to their customers, there really was no recognizable difference.

Before joining LISTED Realty, I worked for a couple of other brokers, but I can’t say that I was ever completely happy because I really was always a small fish in very large ponds struggling to be noticed among the bigger fish who were swimming with me. I decided I needed to make change and then one day I came across LISTED Realty and their model of selling homes for flat-fee commissions, and became intrigued with the idea. While doing my research I spoke to a number of agents, most of who tried to steer me away from this model – not because they thought that it was inferior and offered less value to the seller, but because it meant I would earn less commission. I know this fact would probably steer a lot of agents away from wanting to offer it, but I remember when I was growing up my dad always used to tell me that when I start working, my priority should always be about doing something that I love, and always doing the best job possible. In other words, I should always take pride in what I do. He always stressed that money shouldn’t be the number 1 priority for me because if I focused on the first two things, money would eventually come, but if I focused on money first, it didn’t mean the other two would follow.

After speaking to the broker at LISTED Realty, I quickly realized that her goals for the brokerage were completely aligned with my own, and her passion was not about earning as much money as possible, but instead on growing a brokerage with a reputation for being trustworthy and offering a quality service at a fair price. Since being with LISTED Realty I have sold a number of homes for my clients, literally saving them thousands of dollars every time. The satisfaction that I get when I sell a home and show my clients how much money they have saved in commissions is immeasurable, and something I plan on continuing to do for a long time.  Callum Gardner Realtor® Tel: (239) 223-8224

More About Sanibel Island

Sanibel is an island and city in Lee County, Florida, United States. The population was 6,469 at the 2010 census, with an estimated 2018 population of 7,402. It is part of the Cape Coral-Fort Myers, Florida Metropolitan Statistical Area. The island, also known as Sanibel Island, constitutes the entire city. It is a barrier island – a collection of sand on the leeward side of the more solid coral-rock of Pine Island.

Most of the city proper is at the east end of the island. After the Sanibel causeway was built to replace the ferry in May 1963, the city was incorporated in 1974 and the residents asserted control over development by establishing the Sanibel Comprehensive Land Use Plan, helping to maintain a balance between development and preservation of the island’s ecology.

Due to easy causeway access, Sanibel is a popular tourist destination known for its shell beaches and wildlife refuges. More than half of the island is made up of wildlife refuges, the largest being J. N. “Ding” Darling National Wildlife Refuge. The Island hosts the Sanibel Historical Village and a variety of other museums including the Bailey-Matthews National Shell Museum and theaters, as well as many non-profit organizations such as the Sanibel-Captiva Conservation Foundation, the Clinic for the Rehabilitation of Wildlife, and the Sanibel Sea School.

Comparing Percentage Fee Brokers Against Flat-Fee Brokers

When selling a house, it’s crucial to know the various ways that you can save money on your commission. For example, some agents charge flat costs, while others need sellers to pay them a percentage commissions based off of just how much they offer their property for. So which is the better alternative for you?

What Does A Seller’s Agent Do To Earn Their Commission?

There are many reasons that working with a representative might be a better option than trying to manage the sale of your home yourself. Representatives have gain access to and insight into what it takes to successfully market a house. When it pertains to setting the sales price of your house it’s important to price it correctly if you wish to decrease the variety of days that it stays unsold. Representatives use what is known as a comparative market analysis (CMA) utilizes various types of regional data to find out different costs that your house might sell for, depending on whether you are trying to find a quick sale, or are prepared to wait it out in order get top dollar. In addition, when setting prices by themselves, property owners tend to use emotional info which actually has no bearing on what a house purchaser is willing to pay, or what a mortgage institution wants to lend on such a home. Property representatives know this and cost the houses accordingly.

The 2nd reason you ought to think about dealing with a property agent is due to the fact that they will negotiate the sale in your place. Settlement can be made complex, and it’s important that you have somebody who has experience in these kinds of settlements in your corner. It’s highly likely that the majority of buyers will be dealing with an experience representative (given that there is no charge for them to have this benefit), and a good agent is going to make use of every weakness that you may have when it comes to negotiating in order to get a better offer for their customer.

Third, representatives carry Errors & Omissions (E&O) insurance. The intricacies of a realty deal and the exacting information can be a breeding place for mistakes. These are often minor or inadvertent however still liable to cause legal proceedings if the purchaser is not satisfied with any problem discovered after the sale of the home has been completed. E&O Insurance secures against any possible liability from errors dedicated in your place during the sales procedure and if they take place to be significant then E&O Insurance will cover the legal costs.

What Is An Agents Cost When It Comes To Selling A Home?

Good agents understand how to effectively market a home in all type of market conditions. The truth is innovation is making the online house offering procedure a lot easier and much more efficient. Innovation allows agents to list a home in less time, with less manual labor required on their part. For most agents this has actually been not shown in the quantity that they charge their sellers for listing their homes. However, flat-fee brokers do acknowledge this by charging a lower quantity than would be paid when compared to be charged 2-3% of a home’s prices as commission.

No matter whether a commission is being charged as a percentage or a flat-fee, the same quantity of effort should be made to market a home so that it sells rapidly and at the very best cost possible. In a perfect world this would be a truth, however unfortunately it doesn’t appear to be the case. If you speak with 5 different agents concerning the sales of your house, you will most likely get 5 various descriptions on exactly what they will do to assist you get your home sold. Some agents do just taking the pictures of the house, in addition to the information of the house, and put them onto the Multiple Listing Service (MLS) database, and just wait for purchasing representatives to bring prospective purchasers to see the house. It worsens when some representatives pick to bypass the costs of expert photography to make sure the home exists as well as possible online, and will take photographs with their cellular phones and utilize those. So their costs would be minimal.

Then you have the more expert representatives who will invest their own cash (or their brokers’ money) to not just have professional photos, however also video, 3D virtual tours, along with paper and online marketing (i.e. they are really making an effort to attempt and find a purchaser in addition to offering a home). With these agents the costs for marketing a home will be hundreds, and depending upon the place, perhaps even countless dollars. So the choice on exactly just how much an agent wants to invest in marketing dollars really will depend on the prospective return on their financial investment when your house eventually sells. Therefore, a representative who is going to earn 3% commission, is probably most likely to spend more money than an agent who is just going to earn 2%.

So with this being stated, you might ask with that logic, will not a percentage based agent invest more money on marketing than a flat-fee commissioned agent? A great deal of time that is likely to be the case, and you will discover flat-fee brokers out there who will openly promote that they do nothing more than add your residential or commercial property details and pictures that you have to provide into the MLS. Then you have full-service flat-fee brokers like LISTED Realty in Fort Myers who use the specific very same services that you would expect from a percentage based broker. As an agent with LISTED Realty, I offer professional photography, expert videography, a 3D virtual tour and online marketing for all of my listings despite just how much the house is going to be sold for, because I believe it’s my task to do whatever in my power to help get a home sold rapidly and effectively. How much commission I make would not be a driving element for my marketing efforts.

So, Which Is The Best Option– A Percentage Based Broker Or A Flat-Fee Broker?

Plainly any home seller, when they select a representative to help them offer their homes is performance and value. There is no point in cutting the amount that you will pay in commission if you pick a representative who can’t sell your home and it rests on the markets for months and months, and you find yourself continuing to pay a mortgages, insurance coverages, taxes, etc, which exercise to be more than the additional commission you would have paid to a much more effective representative who might sell your home quicker. Ideally, you would have the best of both worlds, where you can have the total suite of sales, marketing and assistance services of your agent and their broker, but paying as little in representatives’ commission as you can.

When you speak with possible representatives that you might want to deal with, do not just ask them for specifics on how they’re going to market the house for you, and what additional administrative support is being used, likewise ask them for something called a Seller’s Net Sheet, which gives a complete breakdown of all the expenses connected with selling a particular home to compute just how much the seller can anticipate to bank as soon as their house has been offered. A Seller’s Net Sheet will consist of all of the representatives’ commissions amongst the other expenses.

As soon as you have all of the information above, then you need to be able to make a notified choice on which option is best for you.
