Why I Chose Listed Realty

Callum GardnerWhen I started my career as a licensed real estate agent I preferred to find a brokerage that had modern ideas. Since I came from a real estate photography and videography background, I was approached by a several larger brokerages who asked me to join their firms. I did go and speak with a number of them, and as good as they all appeared to be, the something that struck me was that all of them were was saying the exact same thing (but using different words). Each company that I spoke to said they were different from their competitors but none of them could tell me anything specific that made all the difference , apart from their name, or that they were part of a large franchise or they were a small independent brokerage (both of which have pros and cons). When it came down to the services that were on offer to their customers, there really was no identifiable difference.

Before joining LISTED Realty, I worked for a couple of other brokers, but I was never completely happy because I really was always a small fish in a very large pond struggling to be noticed among the bigger fish who were swimming with me. I decided I needed to make change and then one day I came across LISTED Realty and their model of selling homes for flat-fee commissions, and became intrigued with the idea. While doing my research I spoke to multiple agents, most of who tried to steer me away from this model – not because they thought that it was inferior and offered less value to the home sellers, but because it meant I would earn less commission for each sale that I made. I know this fact would probably steer a lot of agents away from wanting to offer it, but I remember when I was growing up my dad always used to tell me that when I start working, my priority should always be about finding something that I love, and always focus on doing the best job that I possibly can. In other words, I should always take pride in what I do. He always stressed that money shouldn’t be my main priority because if I focused on the first two things, money would eventually come, but if I focused on money first, it didn’t mean the other two would follow.

Once I spoke to the broker at LISTED Realty, I quickly found out that her goals for the brokerage were completely in line with my own, and her primary objective was not about earning as much money as possible, but on growing a brokerage that is trusted and known for offering a high-quality service at a fair price. Since being with LISTED Realty I have sold a number of homes for my clients, literally saving them thousands of dollars each time. The satisfaction that I get when I sell a home and show my clients how much money they have saved in commissions is immeasurable, and something I plan on continuing to do for a long time.  Callum Gardner Realtor® Tel: (239) 223-8224

Comparing Percentage Fee Brokers Against Flat-Fee Brokers

When offering a house, it’s essential to understand the various ways that you can save money on your commission. For example, some representatives charge flat fees, while others need sellers to pay them a percentage commissions based off of how much they offer their residential or commercial property for. So which is the better choice for you?

What Does A Seller’s Agent Do To Earn Their Commission?

There are numerous reasons dealing with an agent might be a better alternative than trying to deal with the sale of your home yourself. Agents have gain access to and insight into what it takes to efficiently market a house. When it concerns setting the sales price of your home it’s important to price it properly if you want to reduce the number of days that it stays unsold. Agents use what is known as a comparative market analysis (CMA) utilizes various types of local information to find out different prices that your home may sell for, depending upon whether you are trying to find a fast sale, or are prepared to wait it out in order get top dollar. In addition, when setting prices by themselves, homeowners tend to utilize psychological information which actually has no bearing on what a home buyer wants to pay, or what a home mortgage organization wants to lend on such a house. Property agents know this and cost the houses accordingly.

The 2nd reason you should consider dealing with a realty agent is because they will work out the sale in your place. Negotiation can be made complex, and it’s essential that you have somebody who has experience in these types of settlements in your corner. It’s extremely most likely that the majority of purchasers will be dealing with an experience agent (because there is no cost for them to have this advantage), and a good representative is going to exploit every weakness that you may have when it pertains to working out in order to get a better offer for their client.

Third, agents bring Errors & Omissions (E&O) insurance. The complexities of a property transaction and the exacting details can be a breeding ground for mistakes. These are often small or unintentional but still liable to trigger legal proceedings if the buyer is not pleased with any issue found after the sale of the home has been completed. E&O Insurance protects versus any prospective liability from errors committed in your place during the sales procedure and if they take place to be significant then E&O Insurance will cover the legal expenses.

What Is An Agents Cost When It Comes To Selling A Home?

Great agents know how to effectively market a home in all sort of market conditions. The truth is innovation is making the online home offering procedure much easier and even more efficient. Innovation permits agents to note a home in less time, with less manual work needed on their part. For a lot of agents this has actually been not shown in the quantity that they charge their sellers for listing their homes. However, flat-fee brokers do acknowledge this by charging a lower quantity than would be paid when compared to be charged 2-3% of a house’s prices as commission.

No matter whether a commission is being charged as a percentage or a flat-fee, the exact same quantity of effort must be made to market a home so that it offers rapidly and at the best cost possible. In an ideal world this would be a reality, but sadly it does not appear to be the case. If you speak with 5 various agents regarding the sales of your house, you will most likely get 5 different descriptions on exactly what they will do to help you get your house sold. Some representatives do as low as taking the pictures of the house, together with the details of the house, and put them onto the Multiple Listing Service (MLS) database, and merely await purchasing representatives to bring possible buyers to view the house. It gets worse when some agents pick to forego the expenses of professional photography to ensure the house is presented along with possible online, and will take photos with their cellular phones and utilize those. So their costs would be minimal.

Then you have the more expert representatives who will invest their own cash (or their brokers’ cash) to not just have expert pictures, but likewise video, 3D virtual tours, in addition to newspaper and online marketing (i.e. they are actually making an effort to attempt and discover a buyer in addition to offering a house). With these agents the expenses for marketing a house will be hundreds, and depending on the place, perhaps even countless dollars. So the decision on precisely how much an agent wants to spend on marketing dollars truly will depend upon the potential return on their financial investment when the house ultimately offers. For that reason, an agent who is going to earn 3% commission, is probably more likely to invest more money than an agent who is just going to make 2%.

So with this being said, you might ask with that reasoning, will not a percentage based representative spend more cash on marketing than a flat-fee commissioned representative? A great deal of time that is most likely to be the case, and you will discover flat-fee brokers out there who will freely promote that they not do anything more than include your property details and photographs that you have to offer into the MLS. Then you have full-service flat-fee brokers like LISTED Realty in Fort Myers who offer the specific very same services that you would get out of a percentage based broker. As a representative with LISTED Realty, I offer professional photography, expert videography, a 3D virtual tour and online marketing for all of my listings regardless of just how much your home is going to be cost, due to the fact that I think it’s my task to do whatever in my power to help get a home sold rapidly and efficiently. Just how much commission I earn would not be a driving factor for my marketing efforts.

So, Which Is The Best Option– A Percentage Based Broker Or A Flat-Fee Broker?

Clearly any house seller, when they choose an agent to help them sell their homes is efficiency and value. There is no point in cutting the quantity that you will pay in commission if you choose an agent who can’t offer your house and it sits on the marketplaces for months and months, and you find yourself continuing to pay a home mortgages, insurances, taxes, and so on, which exercise to be more than the extra commission you would have paid to a far more efficient agent who might sell your home quicker. Ideally, you would have the very best of both worlds, where you can have the total suite of sales, marketing and support services of your representative and their broker, however paying as little in representatives’ commission as you can.

When you talk to prospective agents that you might want to work with, don’t only inquire for specifics on how they’re going to market the house for you, and what additional administrative support is being used, also ask them for something called a Seller’s Net Sheet, which gives a complete breakdown of all the expenses connected with selling a particular house to calculate just how much the seller can expect to bank once their home has been sold. A Seller’s Net Sheet will include all of the agents’ commissions among the other expenses.

As soon as you have all of the information above, then you need to be able to make a notified decision on which option is best for you.
