Why I Chose Listed Realty

Callum GardnerWhen I started my career as a licensed real estate agent I really wanted to join a brokerage that had progressive ideas. Coming from a real estate photography and videography background, I was approached by a many larger brokerages who wanted me to join their firms. I did go and speak with a few of them, and as excellent as they all appeared to be, the something that struck me was that all of them were was saying the exact same thing (but using different words). Each broker that I spoke to said they were unique but none of them could tell me anything specific that made all the difference , apart from their name, or that they were either part of a big franchise or they were a small independent brokerage (both of which have pros and cons). When it came down to the services that were on offer to their customers, there really was no identifiable difference.

Before joining LISTED Realty, I did work for a couple of other brokers, but I was never completely happy because I really was always a small fish in very large ponds struggling to be noticed among the bigger fish who were swimming with me. I decided I needed to make change then happened upon LISTED Realty and their model of selling homes for flat-fee commissions, and decided to find out more about the model. While doing my research I spoke to multiple agents, all of who tried to steer me away from this model – not because they thought that it was inferior and offered less to the home sellers, but because it meant I would earn less commission for each sale that I made. I know this fact would probably steer a lot of agents away from wanting to offer it, but I remember when I was growing up my dad always used to tell me that when I start working, my priority should always be about doing something that I love, and always focus on doing the best job possible. In other words, I should always take pride in what I do. He always stressed that money shouldn’t be the number 1 priority for me because if I focused on the first two things, money would eventually come, but if I focused on money first, it didn’t mean the other two would follow.

After speaking to the broker at LISTED Realty, I quickly found out that her goals for the brokerage were completely aligned with my own, and her primary objective was not about earning as much money as possible, but instead on building a brokerage with a reputation for being trustworthy and offering a quality service at a fair price. Since being with LISTED Realty I have sold a number of homes for my clients, literally saving them thousands of dollars each time. The satisfaction that I get when I sell a home and show my clients how much money they have saved in commissions is immeasurable, and something I plan on continuing to do for a long time.  Callum Gardner Realtor® Tel: (239) 223-8224

More About Punta Rassa

Punta Rassa is an unincorporated community and census-designated place (CDP) in Lee County, Florida, United States. The population was 1,750 at the 2010 census. It is part of the Cape Coral-Fort Myers, Florida Metropolitan Statistical Area.

Why a Punta Rassa Flat-Fee MLS Broker May Be a Better Option For You

When selling a house, it’s crucial to know the different manner ins which you can conserve money on your commission. For example, some agents charge flat charges, while others require sellers to pay them a percentage commissions based off of how much they sell their property for. So which is the better option for you?

What Does A Seller’s Agent Do To Earn Their Commission?

There are lots of reasons that dealing with a representative might be a better option than trying to handle the sale of your house yourself. Agents have access and insight into what it requires to effectively market a house. When it pertains to setting the prices of your home it’s important to price it properly if you wish to reduce the number of days that it remains unsold. Representatives utilize what is called a comparative market analysis (CMA) utilizes various kinds of regional data to figure out different rates that your home might sell for, depending upon whether you are searching for a quick sale, or are prepared to wait it out in order get top dollar. In addition, when setting prices by themselves, homeowners tend to use psychological information which actually has no bearing on what a house buyer is willing to pay, or what a home mortgage organization is willing to provide on such a house. Property representatives know this and rate the homes accordingly.

The 2nd reason you need to think about working with a realty representative is because they will work out the sale in your place. Settlement can be made complex, and it’s essential that you have someone who has experience in these kinds of settlements on your side. It’s highly most likely that a lot of purchasers will be dealing with an experience representative (considering that there is no cost for them to have this benefit), and an excellent representative is going to make use of every weakness that you might have when it concerns working out in order to get a much better deal for their customer.

Third, representatives bring Errors & Omissions (E&O) insurance coverage. The complexities of a realty deal and the exacting information can be a breeding place for errors. These are frequently small or unintended however still liable to cause legal proceedings if the purchaser is not satisfied with any problem found after the sale of the house has actually been finished. E&O Insurance safeguards against any possible liability from mistakes devoted in your place throughout the sales process and if they happen to be major then E&O Insurance will cover the legal costs.

What Is An Agents Cost When It Comes To Selling A Home?

Excellent representatives know how to effectively market a home in all kinds of market conditions. The truth is technology is making the online house selling procedure a lot easier and far more effective. Innovation permits representatives to note a house in less time, with less manual work required on their part. For many agents this has actually been not shown in the quantity that they charge their sellers for listing their homes. Nevertheless, flat-fee brokers do acknowledge this by charging a lower quantity than would be paid when compared to be charged 2-3% of a house’s prices as commission.

Despite whether a commission is being charged as a percentage or a flat-fee, the exact same quantity of effort must be made to market a house so that it offers rapidly and at the best cost possible. In a perfect world this would be a truth, however unfortunately it does not appear to be the case. If you speak with 5 different agents regarding the sales of your home, you will most likely get 5 different explanations on precisely what they will do to help you get your house offered. Some representatives do just taking the pictures of the home, together with the information of the house, and put them onto the Multiple Listing Service (MLS) database, and simply wait on purchasing agents to bring potential buyers to view the home. It becomes worse when some agents pick to forego the costs of professional photography to make sure the home exists along with possible online, and will take photos with their cellphones and utilize those. So their expenses would be very little.

Then you have the more professional representatives who will invest their own money (or their brokers’ money) to not only have expert photographs, however also video, 3D virtual tours, in addition to newspaper and online advertising (i.e. they are actually making an effort to try and discover a purchaser as well as offering a house). With these representatives the costs for marketing a home will be hundreds, and depending on the place, maybe even thousands of dollars. So the decision on precisely how much an agent wants to spend on marketing dollars actually will depend upon the possible return on their financial investment when your house eventually offers. Therefore, a representative who is going to earn 3% commission, is most likely more likely to spend more cash than a representative who is only going to earn 2%.

So with this being said, you might ask with that reasoning, won’t a percentage based representative invest more cash on marketing than a flat-fee commissioned agent? A lot of time that is most likely to be the case, and you will find flat-fee brokers out there who will openly market that they not do anything more than add your residential or commercial property information and photos that you have to provide into the MLS. Then you have full-service flat-fee brokers like LISTED Realty in Fort Myers who use the exact very same services that you would get out of a percentage based broker. As an agent with LISTED Realty, I provide expert photography, expert videography, a 3D virtual tour and internet marketing for all of my listings despite how much your home is going to be cost, since I think it’s my task to do everything in my power to help get a house offered quickly and efficiently. Just how much commission I make would not be a driving element for my marketing efforts.

So, Which Is The Best Option– A Percentage Based Broker Or A Flat-Fee Broker?

Clearly any house seller, when they choose an agent to help them offer their houses is efficiency and worth. There is no point in cutting the amount that you will pay in commission if you pick an agent who can’t sell your house and it sits on the marketplaces for months and months, and you find yourself continuing to pay a home mortgages, insurances, taxes, and so on, which work out to be more than the additional commission you would have paid to an even more effective agent who could sell your home quicker. Preferably, you would have the best of both worlds, where you can have the complete suite of sales, marketing and assistance services of your representative and their broker, however paying as little in agents’ commission as you can.

When you speak to prospective representatives that you may want to work with, don’t just ask for specifics on how they’re going to market the home for you, and what additional administrative support is being offered, also ask them for something called a Seller’s Net Sheet, which gives a complete breakdown of all the expenses related to selling a particular home to determine just how much the seller can expect to bank once their house has been sold. A Seller’s Net Sheet will include all of the representatives’ commissions amongst the other costs.

When you have all of the information above, then you must have the ability to make an informed choice on which alternative is best for you.
