Why I Chose Listed Realty

Callum GardnerWhen I became a licensed real estate agent I wanted to find a brokerage that had modern ideas. Since I came from a real estate photography and videography background, I was approached by a number of larger brokerages that wanted me to join their firms. I did go and speak to a few of them, and as good as they all sounded, the one thing that struck me was that all of them were was saying the exact same thing (but using different words). Each broker that I spoke to said they were different from their competitors but none of them could tell me anything specific that made all the difference , other than their name, or that they were part of a big franchise or they were a small independent brokerage (both of which have pros and cons). When it came to the services that were on offer to their customers, there really was no identifiable difference.

Before joining LISTED Realty, I did work for a couple of other brokers, but I can’t say that I was ever completely happy because I was always the small fish in very large ponds struggling to be noticed among the bigger fish who had been there a lot longer. I decided I needed to make change and then one day I happened upon LISTED Realty with their model of selling homes for flat-fee commissions, and decided to find out more about the model. While doing my research I spoke to a number of agents, most of who tried to steer me away from this model – not because it was inferior and offered less to the home sellers, but because it meant I would earn less commission. Obviously this fact would probably steer a lot of agents away from wanting to offer it, but I remember when I was growing up my dad always used to tell me that when I start working, my priority should always be about doing something that I love, and always doing the best job possible. In other words, I should always take pride in what I do. He always stressed that money should never be my main priority because if I focused on the first two things, money would eventually come, but if I focused on money first, it didn’t mean the other two would follow.

After speaking to the broker at LISTED Realty, I quickly realized that her goals for the brokerage were completely aligned with my own, and her primary objective was not about earning as much money as possible, but instead on building a brokerage with a reputation for being trustworthy and offering a quality service at a fair price. Since being with LISTED Realty I have sold a number of homes for my clients, literally saving them thousands of dollars each time. The satisfaction that I get when I sell a home and show my clients how much money they have saved in commissions is immeasurable, and something I plan on continuing to do for a long time.  Callum Gardner Realtor® Tel: (239) 223-8224

Comparing Percentage Fee Brokers Against Flat-Fee Brokers

When selling a home, it’s important to know the various manner ins which you can save money on your commission. For example, some representatives charge flat costs, while others need sellers to pay them a percentage commissions based off of how much they sell their property for. So which is the better choice for you?

What Does A Seller’s Agent Do To Earn Their Commission?

There are many reasons that dealing with a representative might be a better option than trying to deal with the sale of your home yourself. Agents have gain access to and insight into what it requires to successfully market a house. When it concerns setting the prices of your home it’s important to price it properly if you want to reduce the variety of days that it stays unsold. Representatives utilize what is referred to as a comparative market analysis (CMA) uses different kinds of local information to figure out various costs that your home may sell for, depending on whether you are looking for a fast sale, or are prepared to wait it out in order get top dollar. In addition, when setting rates by themselves, homeowners tend to use psychological info which really has no bearing on what a home buyer wants to pay, or what a home loan institution wants to lend on such a house. Realty representatives understand this and rate the houses accordingly.

The second reason why you ought to think about working with a property representative is since they will work out the sale on your behalf. Negotiation can be made complex, and it’s important that you have somebody who has experience in these types of negotiations in your corner. It’s extremely most likely that most purchasers will be working with an experience representative (considering that there is no cost for them to have this advantage), and a great agent is going to make use of every weak point that you may have when it comes to negotiating in order to get a much better deal for their customer.

Third, agents carry Errors & Omissions (E&O) insurance. The intricacies of a realty transaction and the exacting information can be a breeding ground for errors. These are typically small or unintended however still liable to trigger legal procedures if the buyer is not pleased with any problem found after the sale of the home has actually been completed. E&O Insurance safeguards against any potential liability from mistakes dedicated on your behalf throughout the sales procedure and if they take place to be significant then E&O Insurance will cover the legal costs.

What Is An Agents Cost When It Comes To Selling A Home?

Excellent agents understand how to efficiently market a home in all sort of market conditions. The truth is technology is making the online home selling procedure a lot easier and even more efficient. Technology permits representatives to note a house in less time, with less manual labor required on their part. For most agents this has been not reflected in the amount that they charge their sellers for listing their houses. However, flat-fee brokers do acknowledge this by charging a lower quantity than would be paid when compared to be charged 2-3% of a home’s prices as commission.

No matter whether a commission is being charged as a percentage or a flat-fee, the very same quantity of effort must be made to market a house so that it sells quickly and at the very best cost possible. In a perfect world this would be a truth, but sadly it doesn’t seem to be the case. If you interview 5 various agents concerning the sales of your house, you will probably get 5 different explanations on exactly what they will do to assist you get your house sold. Some representatives do as low as taking the photographs of the house, together with the information of the home, and put them onto the Multiple Listing Service (MLS) database, and simply wait on purchasing representatives to bring potential buyers to view the home. It worsens when some representatives choose to bypass the costs of professional photography to make sure the house exists in addition to possible online, and will take photos with their cellular phones and use those. So their expenses would be minimal.

Then you have the more professional representatives who will invest their own money (or their brokers’ money) to not just have expert photographs, however likewise video, 3D virtual tours, in addition to newspaper and online advertising (i.e. they are actually making an effort to attempt and find a buyer along with selling a home). With these representatives the costs for marketing a home will be hundreds, and depending upon the place, maybe even countless dollars. So the decision on precisely how much an agent is willing to spend on marketing dollars actually will depend on the possible return on their financial investment when your home ultimately sells. Therefore, an agent who is going to earn 3% commission, is most likely more likely to invest more money than an agent who is only going to earn 2%.

So with this being stated, you might ask with that logic, won’t a percentage based agent invest more money on marketing than a flat-fee commissioned representative? A great deal of time that is most likely to be the case, and you will discover flat-fee brokers out there who will openly promote that they do nothing more than include your property information and pictures that you need to supply into the MLS. Then you have full-service flat-fee brokers like LISTED Realty in Fort Myers who use the specific very same services that you would expect from a percentage based broker. As a representative with LISTED Realty, I supply professional photography, professional videography, a 3D virtual trip and online marketing for all of my listings regardless of just how much the house is going to be sold for, since I believe it’s my responsibility to do everything in my power to help get a home offered rapidly and efficiently. Just how much commission I earn would not be a driving aspect for my marketing efforts.

So, Which Is The Best Option– A Percentage Based Broker Or A Flat-Fee Broker?

Clearly any home seller, when they select a representative to help them sell their homes is efficiency and value. There is no point in cutting the quantity that you will pay in commission if you select a representative who can’t sell your home and it sits on the marketplaces for months and months, and you find yourself continuing to pay a mortgages, insurances, taxes, and so on, which work out to be more than the additional commission you would have paid to a much more effective agent who might sell your house quicker. Ideally, you would have the very best of both worlds, where you can have the total suite of sales, marketing and assistance services of your representative and their broker, however paying as little in representatives’ commission as you can.

When you speak with possible agents that you may want to deal with, don’t just ask them for specifics on how they’re going to market the house for you, and what extra administrative support is being provided, also ask for something called a Seller’s Net Sheet, which provides a complete breakdown of all the expenses related to selling a specific home to calculate how much the seller can expect to bank when their home has been sold. A Seller’s Net Sheet will include all of the agents’ commissions among the other costs.

As soon as you have all of the details above, then you need to be able to make a notified decision on which choice is best for you.
